PROPERTY LEGAL OPINION · BENGALURU
Before you buy,
let’s read
the papers.
The seller has sent a folder of documents. Some pages make sense; others raise questions. Our main work is property legal opinion: helping you get the ownership papers reviewed and understand the findings before your next payment.

BUYING A PROPERTY
What needs an answer
before the
next payment?
It is easy to feel rushed when the seller wants an advance and the bank is asking for documents. Keep the unresolved questions in writing, alongside the dates you have been given.
A review should identify the papers examined, the information still awaited and any conditions attached to the opinion. If you receive more documents later, ask whether the earlier advice needs updating.

WHEN THE FILE IS INCOMPLETE
“The seller says
everything is there.”
You open the folder and find a deed, some tax receipts and a plan. There may be fifty pages, but you still cannot tell whether something important is missing. That is a reasonable place to start.
Keep the files as you received them. Note pages that are cut off, references to annexures you cannot find and documents the seller says are with the bank. Ask for the originals’ location as well as readable copies.
A missing paper does not tell the whole story on its own. What matters is what it would establish and whether the reviewer can reach a conclusion without it. Ask that question before treating a large folder as a complete file.

Put the file together
Share the requested records through an agreed channel. Keep missing papers and follow-up questions on a list.
Review what remains
Discuss the findings or completed document. Ask which items still need action, and who will follow them up.

Before you
get in touch.
I’ve found a property. When should I speak to you?
As early as you can, ideally before signing or making your next payment. Tell us what you’re buying and where you are in the process. If you’ve already paid an advance, mention that too—we can start from where you are.
I don’t understand the documents. Is that a problem?
Not at all. You don’t need to know which paper is which before getting in touch. Tell us what the seller has shared and what you’re unsure about. We’ll help you work out what to ask for next.
The bank has approved the loan. Do I still need a review?
A loan approval may not answer all your questions as a buyer. Your agreement, ownership records and any pending documents deserve a closer look. We can talk through what has already been checked and what you still need to understand.
Can I do this without coming to Bengaluru?
Many early conversations and document checks can begin remotely. Tell us where you live and whether you’re buying, selling or updating records. We’ll explain which steps can happen from a distance and which may need you or an authorised representative here.
